@Ryan Smith You asked me what I think, and as a long time out of state investor, i would say your price point is not in line with your neighborhood expectations. 

Usually this is through a down payment from you and a loan from a portfolio lending bank or private loan.

And I think getting a short sale will be difficult, as you have to show all of your assets and a lot of banks won't agree to a short sale, if you have cash and other assets.

It's a good deal when you can create a solution for the seller and a profit for yourself.
