And even more so with the NPN's.. you have debtors and debtors attorney's that will do everything in their power to keep the debtor in the property, and each state has different rules etc etc.

I have sep power and gas, but common water.IMO, I would first notify of going to separate water metering in the near future and two weeks after that that project completes, raise the rent by your proposed offloaded expense - - ~40 or 50 dollars.My concern is raising rent simultaneously could lead to tenant loss and turnover.
