Good Morning BP, So yesterday I put in an offer for my very first investment property.

I'm buying an investment property in Indy and am going to put in new pex plumbing, rewire the house and put in a new panel, replace the roof, put in a new furnace and water heater.Has anyone worked with quality contractors in Indy who will stand behind their work?

You would likely have to put in some good windows to drown out the noise of the cars.The margin seems much to slim on that one. 

If you are planning to stay put in Calais you can make a good living there on rentals.

Hearing all these American investors buying 3b2b homes for like $30k, put in $20k work that will rent for $1,100 seems to be a big stretch for anything in my area.

Con: I would have to keep my car clean at all timesPro: I would have to keep my car clean at all times.Con: I do have some concerns that it could possibly distract me from focusing on my investment business.

I love the idea of a daughter father team, but I do think things should be put in writing.  

Yes it was messy but you dig about 2 ft deeper so any crap goes in the bottom then you put in dirt to stand on.  

I put down 20% when i purchased it for around 55K, put in about 2k in new kitchen updates.  

But I've put in too much work to walk away from this business.
