We are gearing up to purchase another property in the next year or two and are debating....do another one in the same area, as we already have cleaners/contractors/services that we trust?

Most of the content should be geared towards providing values (market trend, "hacks & tricks" of managing rentals, etc.) to your target customers, not selling about how good you are or what properties are available.

I am aware of the 1-2% rule and the other rules used for calculating basic investment buying criteria which seem to be geared more towards the 2nd property investor.

The community and podcasts always were able to get the gears turning but I would end up convincing myself I couldn’t pull it off in my market (Young and scared.)

I can not claim to be smart enough to have started real estate when I was back in school haha, but I am sure I might be able to relate since sometimes it feels like I have multiple full-time jobs haha.I just try to focus on what I am doing during the moment and then switch gears when I need to. 

I’m gearing up for my first deal and I have always been highly interested in commercial multi-family.

If all else fails, camp out in gym gear and wait till you see people walking toward the house.

Our target is geared towards families or people who WFH.
