I grew up in the Western US, where homes are generally constructed the same (broadly speaking). 

So there are deals out there if you know where to look and are open to other markets.

Besides Zillow and similar websites, where should I look for leads?

Challenge is where is their motivation to properly screen applicants and get rid of nonpayers?

Have some very competitive prices to start with to get bookings and reviews.

We have both always been interested in forming some partnership in which I do the leg-work and he provides the finances.

I move manufactured homes already but I already opened a new manufactured home dealer so I am looking for an investor to help fund the purchase of 3-5 new manufactured homes from the factory and get some percentage of every home sold, so my question is where can I find one or where will be the best place to find someone interested.

If they cannot follow that simple step, how do I expect them to take direction from my ops team or show up on time?

The one aspect I'd say where planning can really provide benefit however is with tax planning.
