Im interested in multi unit buildings , but anything where the numbers work i dont mind looking at.The house im mid deal now, i will be living in and renting out a room to a buddy to help off set the mortgage and what not, possibly another room as well.

I was trying to use Zillow and Trulia and 90% of the time they had not been updated as to sales and what not. 

Even in my thread a few people thought it was a "bash" on wholesalers and to the contrary I pointed out many instances of what NOT to do so that one can be a viable and profitable wholesaler. yes, there are many nasayers and bashers here, typical of any large public site with many opinions, however, let the record be set straight that wholesaling is NOT illegal, immoral, corrupt, or any other negative word.

So there is this property I would like to buy that has been sitting for a while and looked like a dump.  I am a cash buyer and when I say I'm going to buy a property, I buy it. This is exactly what a wholesaler wants....

After i filed, the clerk told me to wait about a week and I will get a letter and i guess thats when there is a 341 hearing and what not.

You may want to look into the rental rules and regulations for properties close to UF they had some strict codes regarding noise and what not not too long ago.

What are the potential problems in tenants, taxes or laws and whatnot?

Any listings or whatnot you may want to provide would be greatly appreciated! 

When you've got a family to feed and whatnot the security of owning your rental free and clear is nice, but I'd take advantage of the leverage and grow your portfolio.
