I am adding basic grade stainless steel fridge, standard washer / dryer, and possibly sand/paint cabinets to update it a little.

A multi family right down the street from this house (-nice looking 2-bed, 1-bath, with washer/dryer hook ups) rents for $500 monthly. 

We do not provide washer/dryers in houses.

The listings advertised to them seem to all have washer and dryer.

Washer/dryer for 1st floor apartment is in the basement and it could also be used to store things.

We upgraded the bathroom and kitchen floors, put up newer cabinets in the kitchen, and replaced the washer and dryer with newer (used) ones.What was the outcome?

Each year I'm replacing carpet, buying washers, replacing hot water tanks, repairing the porch, etc.

She said it was her 30-day notice, I said if she could be out this weekend,  clean and we were able to confirm it was good, we'd give her the deposit back-rent.   

We paid a pretty premium price to a contractor company for the bathroom because we were installing a washer dryer, they promised us a bunch, sub contracted, missed schedules, mismanaged the project, went over budget, and 2 months over time line.That said 3 months should be enough if its well oiled, but I would definitely plan for the worst, and hope for the best :)
