And because noise reduction items are not visible and don't provide a visual sell they are ignored.

I personally built & own a 12 unit, 100% occupied (for last 3 years) multi-family , with 10.5 % cap, $115K gross inc, on 3 visually appealing acres, located within 3 minutes of a major military base (yet I have 50% "civilian tenant ratio"-thus my tenant base is diversified), 8 minutes from a recreational lake & tourist destination.

I think that's why I love real estate, it really is a combination between numbers and visual appeal :)   I'm currently looking for a team and/or partner up with, and can do either flips and/or landlording.   

To be honest, especially here in DFW, Bandit Signs are just another form of visual noise.

Especially where I am at in TX, there are so many bandit signs plastered everywhere they are little more than visual noise at this point.

This can be visualized as the "A" to "B" (seller is A & you're B).

We advertised on Craigslist and via a sign in the window, and got most of our inquiries from the window sign, which should have been a clue that the unit didn’t have visual appeal.

Not really looking for a mentor per say, I just know that I am more of a visual and hands on type of learner, so that type of learning would be more beneficial to me than all the book reading.

I am still green and am having a hard time visualizing that deal.
