@Brian Ellis hard to say not knowing any of the property variables or location but I would say hold your ground and stand firm.

The various calculator are a fantastic resource which I've been using to try analyse a bunch of deals to develop my own knowledge and experience.I've been struggling to quickly and accurately estimate the Variable Landlord-Paid Expenses for rental properties. 

Call me a chicken, but I'll share that even when I currently have the capital to try things like buying with cash to BRRR or fix/flip, its honestly hard for me due to different variables in my personal life.

There's a lot of variables up in the air.
