Hey BP Family, I am from Prince Georges County, Maryland which is undergoing major development right now.

With quit a few areas undergoing serious revitalization.

Manufactured homes must undergo a process called de-titling, where they are turned into Real Property instead of, essentially vehicles, with a VIN number.By the time closing day had come around on the acquisitions side, the title company hadn't completed de-titling, but said they were finishing it up and that it should be done in a few days.Fast forward almost TWO WEEKS: "What's the status on the title stuff?""

Here are some things that aren't often talked about....Drive around the neighborhood and walk into the houses that are obviously undergoing a complete renovation.

The company I dealt with was buying big SFRs and undergoing some serious costs to refurbish them to meet their needs.

Unfortunately, with a higher rate of transience at this price point, leases will be broken with uncollected rent, and once the property is vacant, it needs to undergo a make-ready and then has to be marketed.  

They are located in Kansas City and the area is currently undergoing gentrification so increase in value is most likely. 

The app is undergoing a complete overhaul.

I am curious as to if anyone has done this and found that undergoing a rehab in an offseason was detrimental?
