So, the contractors would have to understand all the building material needed for the ADU, timing, building codes, depth of foundation, beams and brackets to use... etc. and where they would need detail would be: on the finish work: i.e. tile, window type, flooring, cabinets (type, texture, color) etc, anything that would be considered aesthetic (as one tile could be $2 per sq ft and another would be $10 dollars per sq ft) and even choosing one or the other would entail more labor work or less and hence the labor costs could change with every decision made.

There is no 1 size fit's all, cash-4-keys is a principle idea/strategy, think of this like air travel, the individual way you do it varies wildly depending on what best fits the situation just like air travel can be in anything from a small propeller plane up to a giant A380 super jumbo jet and all points in between.

the price is going to be the price. it's not going to give you that much stress compared to a contractor that uses paint that varies in price/color every single time.Let's face it. your not going to be using the same contractor all the timeif you're looking to do White and paint over good texture I would go with Maintenance Paint, from Lowe's, 5 gallon is about $40 to $50 then if you wanted an accent color or something else pick a color and paint every single unit that same color, do not deviate.

Items such as controlling the flooring on the inside of the unit (premise is noise abatement so some associations do not allow LVP), limiting rentals all together (premise owners take better care of the units), limiting certain bathtubs (premise: Common water heater and large jetted tubs use more water), limiting STRs (premise: they do not want strangers having unabated access), no washer/dryer in unit (premise they may leak resulting in damage to other units), etc.
