I’ve created a page on FB I plan to use to expose these scams, terrible. 

Terrible flips that were cosmetically **** and/or ran over budget still made out like bandits. 

Seems to me the busing is being done to those cities that made a big deal of how terrible Texas was is and call themselves sanctuary cities that is until of course those folks are at their door step and now the shoe is on the other foot.  

Had terrible tenants and had to turn place into a flip to get above water.

Worse case the property is sold to a third party and note paid off.Can things go wrong - perhaps terribly wrong?  

It has a lot more risk associated with it in which you have no control of and can turn a good purchase into a terrible one.

While they are local they have horrible interest rates and the tech is terrible.

I had a terrible one on my project and then found a good one who has taken over and done great work.

Most of the smaller, locally owned companies have terrible online reviews.
