If rent for a 3-bed home is only $1100, it won't attract the higher-class, but it doesn't necessarily mean it's attracting the local meth dealer either, does it?

My understand basically is that you network/market to the folks that are selling senior care living facility beds with the idea that most seniors need to sell their house that they have owned for decades and is probably full of junk in order to afford the living facility.

If yours is the only STR within 20 miles and there aren't any cities or larger towns within a 20-30 minute drive, you could easily run into trouble even finding a reliable cleaning person, let alone a full-service STR management company.I would also definitely take the time to find some comps on Airbnb in the same area as yours, with as close to the same bed/bath count as yours, and with the same finishes and amenities as you are planning to put in yours.

Also, check the amenities available, that will run the HOA dues too.Location-wise, check whatever will be easier to rent in the long run.Also, depending on how you're comfortable with sharing your apartment, 2 bed could be a great house-hack.
