Summary;  95% of all pre forclosure owners refuse to even talk about selling inspite of the empending auction.

If you're doing STR the first thing you'll need is the VLS license from the state, and that comes with the requirement of taking an 8 hour class.There weren't any of those on the schedule, but I need mine so I talked them into doing one in early February if you want to hop on that one. 

Even when talking with some real estate professionals who would seem to have an incentive to help me with renting out my property, I have been met with serious warnings (they pretty much say don't do it).

I've listened to some "internet gurus" talk about being able to pay more for a house (through subject to) than its currently worth because of how much the backend value would be. 

You should sit down with the tenant and talk this out, EYE BALL TO EYE BALL.  

I am just starting out as a wholesaler I know of 3 properties that are vacant, before I contact the homeowners I would like to have the agreement so when I talk the homeowners in to letting me  sell the contract to an investor I want to have that ready.
