As for NMLS, MLO, for commercial real estate loans they do not need that to lend. 

Some banks may lend as a HELOC on the rental property, or refinance it, but you're right you'd have to get your mom on board for that.

Did some research on the syndication.

Impossible No one is going to lend that cheap based on today's market 

I invest in syndications in Texas but the returns have never been even close to what San Francisco has provided me- despite all the hype.

We are small but doing big things.What others are saying about syndications is spot on and it should share investors to death.

Leave credit cards at home in the freezer in a bag filled with water that has frozen over....lolAmazes me how many people fall for these types of programs.When I buy NNN properties either my buyers wanting to own direct and I find the property or whether they are accredited LP investor on my syndication deals they learn with me while they INVEST CAPITAL to own fully themselves or a piece of the deal. 

Something problematic they find that was undisclosed on your application (not saying you'd do this, just giving an example), title issues, entity issues, issues with the appraisal even if the value is acceptable...you can either bite the bullet and pay for the appraisal, don't move forward with the loan, or try and find a HML/PML willing to lend to you without an appraisal.
