I’ve never managed roommates or lived with roommates but I know it will benefit me so if  the triplex doesn’t work out I wouldn’t mind having roommates.

Are there any potential risks or downsides I should keep in mind before proceeding?

This will likely change through your real estate journey, but I always recommend starting with something in mind.

Several years later and though it has gotten much much better, there's still a level of "what now" that crosses my mind when I get an email from them.

From the financing side of things - keep in mind that conventional cash out refinances require 12 months of seasoning in order to use the new appraised value.

That in mind, I wouldn't chase these deals, especially if you are in "growth mode". 

Some people are growth-minded, which means they are willing to help for a low cost, or not much compensation knowing that the more conversations they have will lead to more clients.

But no doubt we have to keep in mind as stated this site caters to a lot of folks starting their journey so to us who have been on the site for a minute or two it seems repetitive but to the new investor its not they dont know what they dont know.
