Your parents and you could probably use a really good Elder law atty in NY as well to look at how best to structure their ownership and passing to you.Nothing wrong with selling to a related party and completing a 1031 exchange.

For me, a "Good" Sponsor looks something like this: - Fees more or less result in a solid full-time salary for sponsor, not millions in upfront compensation:  Fees are structured such that the sponsor earns a good living while managing your money, but does not make a killing until your money is returned.

Ultimately, courses can be great for structure and guidance, but real learning often comes from doing and connecting with experienced investors actively succeeding in your niche.For many, podcasts, books, and courses are just entertainment. 

A good HI will go over your house with a fine-toothed comb.If you can find an Ex (or Retired) HI that is also Certified, that would be even better, since they will understand the structure/electrical/plumbing systems in more detail than a regular HI...
