Hello, I recently bought a small store just outside of LA, and my accountant was telling me if I wanted to save some money on my income taxes for next tax season, I should consider a Cost Segregation Study.

Next store was a 84 unit motel that was allowed to deteriorate to slum status, and was a drug den.  

I have just in the past month added a paragraph stating that the tenant must supply and use mouse traps, cockroach poison, foggers or other pest control products that are readily available in grocery stores and DIY supply stores.

Probably 99% of the properties in Texas never redeem....so you get a big FAT government guaranteed 0% interest rate.   

He identified a neighborhood liquor store as the source of these “trouble makers” who ruin the neighborhood.

I pick up about 7 or 8 game discs from the local resell store for usually $5 or less.    

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

To switch to retail in order to use an extreme/silly example, take an organic vegan gluten free small grocery store with 1 year left on their 10 year lease.
