Telling your buyers rehab is $20k, and the house needs everything, I see laughable and will only end with no buyer, and the wholesaler backing out leaving the actual seller high and dry.

One concern is that all the walls are plaster still and haven’t been dry walled so I’m sure a lot of what’s between the studs is out of date.
