She passed away several years ago and the house is now owned by my friend and his sister.

It shares a driveway with a sister building next door (the buildings & lot are exactly the same).

My sister loves the property for its location and would live in the upper unit for a year or two since she likes the city life (and yes I’d be bringing her in on it due to the low down payment of the owner occupant loan.)   

I think she (my sister) would  step on a wolverine to punch out a Grizzly if it had a dollar on it.

The building will offer short and long-term lease offices as well as conference room rentals and other rental-type amenities.Also, my sister wants to partner with me, so we had originally planned a two-member LLC.The local bank I use said this arrangement won't work if I want to get a 10% down SBA owner-occupied loan, because the ownership of the business leasing the building has to be the same ownership as the business buying the building (meaning I would have to be 100% owner of both - no partner).

My sister did that and has worked her way up to 8 units.

Hi,I'm looking to help my sister find a lender for a home she's buying.

Its a SFH, needing floor joist sistering and a full cosmetic rehab (LVP in main/carpet in bedrooms, paint, new cabinets etc etc). 

My partner is my sister in one LLC, but not in the other two.
