In my observations, the high cash flow low price properties don't appreciate as fast as higher end ones.I live in Silicon Valley (lol yes) and here a $1mm 3 bdr sfh "flies" off the rental market in 1 weekend at $4000/mo rent.

You should probably take the advice that Quicken Loans gave out today in their Super Bowl ad: Find a local mortgage broker today.Video:You're in Maryland, not in any of the Bay Area places like Oakland or Marin or San Francisco or Silicon Valley, so it might not  be as critical... but if the call center that you're considering is saying "don't call us, we don't want to talk to you, talk to someone local," and paying millions of dollars to say it during the Super Bowl, that should probably tell you something.

From all that I was seeing, Lehi had great promise and it was expected to triple in size within the next 10 years due to a technology/business boom (Lehi is now referred to as Silicon Slopes in the Tech industry and has in fact tripled in size since I first purchased my property).
