I think you've already had some pretty accurate review of the "50% rule of thumb", I personally use it as a quick check of "do I even need to bother" and to keep me from shaving some expenses here and there to justify the deal.For the down payment I like to use Cash on Cash return, that gives you a % that your actual cash in the deal is earning.

I contacted Rustoleum and even though the color was correct according to them, they sent me a refund check so that I could buy the plain old white, which is what I really wanted (it looks more cream on the box sample).I have had it for a year and it has been just fine.
