As for what I have been doing towards the investment side, I signed up for guru trainings/seminars (nothing more than $100 per session), did direct mailings (postcards, hand written), made phone calls/text, bandit signs, drive for dollars, researched auctions. 

Wow, If anyone is doing a Flip Demo session in AZ I would definitely like to participate.

@Christopher Bannister DIG is a big name as well, I would recommend reaching out to them to see when their next Zoom call will be, they also have recording sessions in case you miss a meeting

Most of the time this high-maintenance tenancy comes from either a naivety on the reality of homes (they are basically living, breathing things and NONE of them are perfect) OR from a previous landlord who trained them in these bad habits.It's no guarantee that the retraining program will work, but so far each time these tenants have reached out with a creak, or a caulking issue, or something like that it was been met with an informational session on WHY this issue is happening and what they can do the next time. 

It's online but I did opt to do the in-person "cram session" as well.
