When you are new you want to focus on building relationships, not seeking partnerships.

The mortgage I have in place has a waterfall prepayment penalty, so 5% penalty in the first year, 4% in the second year, 3%…and so forth.  

I made the new rent agreement easy for them to terminate, just a 30-day notice like m2m without penalty.

When I build the passive income I want, I will seek opportunities to present to groups on topics which are dear to me ... credit literacy, financial literacy, etc.
