Probably going to take 6+ before you get traction but it's worth it

Trump is the first President I am aware whos net worth went down while he was the President. 

So even on our small Denver condo, worth $300k right now, if we hold that for 15 years, that thing should be worth $535k.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

This is a fine needle to thread because at this size, you very quickly start competing with high net worth individuals who are seeking summer homes.

There are a lot of site-specific issues you need to investigate before deciding what the land is worth to you.

The "variables" you speak to could mean this is worth every cent of a 5.4% cap rate to "I wouldn't touch this for a 12 cap".  

I've found over and over that it's worth it.
