The seller has countered with the following conditions:- Loan to value (LTV): 80%- Earnest money held by seller's recommended property management company- Final inspection within 1 day of closing- Commission paid by to buyer's agent is 2% of final sales price.I'm seeking advice on how to proceed, as I have some concerns:- Why would the seller request an 80% LTV?

I usually have to request at least one or two omitted documents for carryover data such as depreciation schedules and what not.

I assume that  if you knock on the door they are not going to be receptive to your request to vacate.

There are a handful of lenders that do not have this requirement or you can request an exception if you have compensating factors.

We have a PMI of $250 a month and I’d love to get rid of it.I contacted the bank for a request for PMI to be lifted and they denied it.They said I could order an assessment of the house through them and then if house / condo come up with enough gained equity then it might be possible .Does anyone know the best first initial steps to order a home assessment ?

Have run Facebook ads (not very good ROI for me, but do get friend requests from unknown men and women who think I'm attractive and stupid), and often drive for dollars...as in, at least once a week I take a different way to where I'm going. 3 times in 6 years I drove by a FSBO (for sale by owner) sign and it resulted in a successful transaction.

They might request to re-process some aspect of the loan or to show some proof of some things, but most lenders don't want to deal with all of the back-end stuff on something like that.
