Don't try this without following his guidelines, but if you could telecommute 2 - 3 days a week (outsourcing much of the repetitive bits while you're at it), you'll recover a full 24 hours+ that you can pour into real estate sales / investing.

on the other hand, i would outsource routine repetitive tasks like research, database entry, scheduling appointments, etc.

I do love that idea; however, my question is does that come off as disrespectful to the seller's agent, especially if done repetitively?

This resonated with me because, I have always stressed preparation and doing things once to avoid wasteful repetition. 

They just want to see repetitive payments
