If you foresee needing the equipment regularly, buying might make sense.

You can install water meters (not city ones) that can monitor the water usage but the record keeping and calculations can be a pain.

The lease termination fee needs to be paid at the time they request this, do not substitute the security deposit for this purpose.This will ensure compensation for time, money and effort needed for a tenant turnover, including advertising and showing costs, regular repairs, utilities during vacancy etc.

I don't know much about real estate CRMS although I've had plenty of experience with regular sales platforms, (ie. hubspot, salesforce, zoho, pipedrive, etc)  I didn't want to have to sift through all the cars, but it's looking as though I may to see what fits.   

Had a good conversation with @Mayer M. on Friday about time spent on new construction projects vs time spent on a regular flip.Feeling more confident about it! 

I've gone to 1-2 sheriff's sales every month for nearly 10 years and regularly buy.   

I just personally don’t like his style and think he is more of a promoter than anything else, which can be said for many people we hear and see regularly.
