Now it is probably back up to the 2005 value and more but if landlord's recession level rents couldn't keep up with costs you could be in trouble.

Hearing stuff about "Lehman Brothers", "Bernie Madoff", and stories from a  a co-worker during college who has been trying to retire since 2000 (but failed due to losing money the dot-com crash, Enron, and the "Great recession") made me skeptical of investment "experts."

Every bank will not have an appetite for MHPs so you'll have to find the ones who do, but when you find the ones that do, usually they will have a STRONG appetite to lend on them because they tend to be the most recession resistant part of their portfolio.
