What should i pursue for next year or so to become a real estate professional any suggestion other then getting real estate license?

@Daniel Kim, with that budget, and you can definitely get close to $10,000/month in net cashflow in LA.The strategy to pursue is ADU conversion.

If you pursue co-living properties, I would still highly encourage you to analyze the deal as an LTR as a backup strategy in case things go sideways.

Tenant has late fees dating for over a year and now is pursuing the deposit.  

Simply put, it will not last for over a month.Therefore, IF I want this property, I cannot wait for my current rental to sell, get the funds in the 1031 Exchange’s escrow, and THEN pursue this house, as it will certainly be gone.

Talk with the City / government entity about the projected repairs to see if that will suffice to stop the demo.Once the above is done, then determine if it's a project you want to pursue.

The build for rent we pursue is about density, but not maximizing density at the cost of the experience and community of our residents.
