I would be leery of an product or service being promoted that has zero negative reviews.A 1-star review is often not realistic and will tank the algorithm in your first year for sure because it's not balanced out yet.

@Anthony Miller here's something to think about that's not covered in any books!

I use airbnb and rent out rooms to cover most of my mortgage.

The rents pretty much never seem to cover the mortgage costs, even with low interest rates.

HOA is currently $172/month, with and additional $44 for club fees, covering club amenities, including a gym, boat lift, a restaurant etc. 

The primary requirement is that the expected rent would cover the mortgage on the home - and that expected rent is typically determined by a combination of the appraiser and some service like airdna (a site which determines fair market rent).
