It sounds like you've made great progress in building your real estate portfolio, especially with the support of your grandfather.

Take calculated risks progressively, bide your time, and trust the process.Fast solutions have slow problems.

The timing was perfect with the A class duplex, but that's the kind of appreciation I've experienced for most of my portfolio in Columbus on top of the cash flow getting better as the years have progressed and rents and increased. 

I am in survival mode and hopefully things go as planned you are right, it’s really a game of who can screw up less than who can hit the jackpot most, I guess I got cocky and put 10k without inspection think that’s a sure thing

There is already a work in progress that the VA lending guidelines will need to be changed to allow for a buyers sales commission to be paid out of seller concessions.
