I've painted more walls, ceilings and trim work than I could ever count in my lifetime and *I* suck compared to professional painters, and most of my paint jobs could pass for lower-end professional jobs. 

If you are broke and trying to quit your job asap, the answer will be much different than what an acceptable answer would be for a professional investor who is a multimillionaire.

As others have stated, there are Income discrimination laws in Kansas City so if you are an investor with rental properties in this city, make sure you understand the regulations. 

I'm looking to buy a house in the St Pete market & have read zoning regulations, articles about STR (anything less than 30 days) and have discussed with my realtor.  

@Steven Catudali don't understand the value that he is bringing... those are all just items you can pay a professional for. 

Tell everyone in your sphere of influence that you are now a real estate professional and would like to help them and anyone that they know buy or sell real estate.

These are professionals with additional training and a stricter code of ethics.

Use your skills to network with local investors and professionals by attending meetups in the Conroe and Houston area, joining online forums, and connecting with property managers or realtors.

I’m not sure all of the regulations/rules to this in PA though.
