A lot of investors are having a tough time with appreciation plays penciling out right now because (1) they feel that prices are elevated (2) their prediction for future appreciation is not as high or as predictable as it has been for them in the past and (3) the cash flow is low.Real estate is local though and there are opportunities at every point in the cycle (#7 above).

Columbus is an incredible market (real estate and quality of life)...everyone loves where they live, but it's really exciting to see the growth and expansion of the city here...I wouldn't hesitate to say (besides the weather in the winter ;) Columbus is one of the top 5 cities in the country...my prediction was the population would double 2-yrs ago and everyone laughed...but the city is on track to make it happen.Is there a particular area of the city you'll be focused on?

I actually predict a influx of rentals of the sell market next year, when the new landlords of the current and past couple years realize the promised cash flow is nowhere near expectations, their property taxes have increased 30-50%, and they actually have to put money in every year.
