If you want to combine two or more lesser sales into one higher purchase that is fine as long as your purchase meets the timing requirements for each sale.

JD, don’t disagree on some of the points you’re making above on responsive Web versus mobile app development, but it all comes down to level of engagement and what you’re looking to do with a site or service.

To your point, passive real estate investment returns tend to form a bell curve, with a few underperforming, a few overperforming, and most falling in the middle of the bell curve.

Given that I would pay 3/4 of the property's assessed value I think this could be a great opportunity.

Lots of leg work, calls and emails, but if you can find a few deals that could get you started with enough capital to get into your first deal on your own.

If you purchase over that limit, you just put 25% of the difference down.
