In San Diego, I am expecting rent appreciation of 8% the next 2 years but would feel comfortable using 4% in my pro forma and willing to bet any one person a nice lunch that the rent appreciation will be higher than 4% in each of the next two years.In the same listed cities, the historical property appreciation is significantly above 2%.

Unfortunately splitting the deposit isn't really an option either because then it becomes a thing of "I didn't do that, that was person A, take it out of THEIR deposit!"
