In San Diego, I am expecting rent appreciation of 8% the next 2 years but would feel comfortable using 4% in my pro forma and willing to bet any one person a nice lunch that the rent appreciation will be higher than 4% in each of the next two years.In the same listed cities, the historical property appreciation is significantly above 2%.
