I see the PM LLC acting as the funnel for all incoming rent & outgoing expenses (1 checkbook, 1 debit card, etc) that regularly distributes profits to LLC holding companies AND keeps tenant interactions with an LLC that doesn’t have assets.

We have tapped our resources w/out going into our emergency funds as much as we are comfortable.My in-laws have a HELOC on their primary residence and have offered to let us use that as they have no intention of using it for anything.Are we allowed to borrow a down payment?

I usually go back to the property for a weekend to check out the property after the outgoing tenant moves out and to hand over the keys to the new tenant.Sometimes I end up paying through the nose to get simple issues fixed because I can't be on site to deal with them, but it's still cheaper than paying a property manager for all the months when there are no issues.
