Third is to get an official estimate when the house is under contract, because unless you have a really good contractor friend, people will probably stop giving you free estimates.

Even if they move out before the eviction date, I'd highly consider still having the eviction happen so that the sheriff (or whoever shows up) still signs off on the official paperwork.Then consider the time it'll take you to get the place rent-ready again.You might need to inform your applicants that the unit will possibly not be ready in time.

Legally, she can't sign a purchase contract with you until she officially owns the property after probate is filed.The pre-lim report may or may not show debts from medical, but for sure with the SI title would be satisfied with that.
