@Aaron Bard- plenty of  lenders  offer  DCSR loans ...contact a  few  for  quotes ...also - dont  pay  any  lenders  at the beginning of the process 

They offer weekly training sessions on everything from investing and construction to vendor management, cash management, market analysis, and home underwriting.

However, if you feel you need their input earlier, you could offer to pay for their visit to walk the property with you pre-inspection.

If you would really like to explore the sector : why not go and message 10 to 20 operators and offer to look after their property or clean their property for a month in exchange for their knowledge and details on the numbers.

Hey Lee, Ohio's a great state for landlords but different cities offer different opportunities. 

Just be factual (no anger - just this is how it is).  

I never put my time into finding buyers unless I had something to offer.

Tax Savings:While it’s true that the stock market has been strong, real estate offers unique tax advantages that aren’t available with other asset classes.

The owners of 100+ unit complexes are not individuals who will be swayed to sell by a good offer or the need to cut short term losses.

I believe the price points of the apartment units will dictate appliance specs/packages but appliances are something I always upgrade over those offering competing units.
