From my understanding, the legal obligation is a 7 day notice for a month-to-month lease in North Carolina.

I don't want it to be counted as a monthly obligation for another loan I'm getting in the meantime. 

I used Zillow to list my rental and accepted someone's application however after my few interactions with them on the phone some major red flags have come up and I wanted to know am I under any legal obligation to rent my property to this person.

If the owner is an LLC, you can try to check online Corporate records to see who the agent for the LCL is and their address.

Courses online are relatively cheap and there's some brokerages like kw that have offered free online courses with no obligation to join afterwards.
