I'm looking to avoid rookie pitfalls/mistakes/regrets.

This is a mistake a lot of new investors fall into. 

If you try it on your own, one small mistake can set you back to square one.

Working with them is the biggest mistake of my real estate journey.

This is a very common mistake that investors make and it will cut into your rent and days on market by a lot.

Most of us have made mistakes - try and pick our brains and avoid making the same ones.  

At the same time, one must have the humility to know they can make mistakes and learn from others.

In the end the deals closed and yes we sold the loans.It's impossible to please everyone but we do try to admit when we make a mistake. 

Make no mistake; people from both sides of the aisle would use this program if made available. was the point to build 3 mil MORE homes than currently being built.. that will be tough given supply chains and manpower and zoning and land use rules.. your not going to for instance in Oregon bust the long standing urban growth boundary rules without revamping the entire states land use process's and laws.. plus what kind of housing.. ??? 

A couple ideas below:- Have tenants pay utilities if they don't already- Refinance into lower rate- Increase rents (or convert to mid term/short term rental or rent by the room)- Call the county tax assessor's office to ensure there was no mistake in the tax increase- Call your insurance broker to get you other quotes- Sell the property and 1031 into a better market that does not have those issues- Self manage if you currently have a property managerHope these help!
