Listening via Audible at 1.25x made a miserable road trip go by in a jiffy. 

There are other markets in Ontario worth looking at also - I scan them regularly.I think good property owners can do well in any market, but the tight rent controls which probably don't even cover inflation are a problem in Ontario and professional tenants in Ontario can make life miserable for Landlords.

They will be miserable and you will be miserable too.

On a personal level, I've taken risks that have failed (miserably!)  

Cash for keys is how tenants like this manage to move from one landlord to the next continually making lives miserable.

Not to mention getting an appraisal done by a lender would be a miserable experience at that point.  

Your only option is to make her life more miserable than she is making yours.Or move out, stop paying and get evicted.

But there's not a deal out there that would be worth doing if the partnership were miserable to deal with.
