The kitchen was remodeled, new appliances, granite, knocked out part of LR wall for open-concept kitchen/LR, tore up carpeting throughout to reveal hardwood floors, installed LVP in 1) kitchen and 2) den-turned 4th BR, upgraded toilets, painted entire house including pine planks and paneling, and crown molding,  installed sliders to backyard.

I spoke with a real estate agent today about different locations like Tucker Creek, Carolina Pines, Carolina Colours, Taberna that are pricer but may offer an opportunity for value-add and better tenants.

Where I invest there are some small timber farms (pine) but they don't generate a ton of money. 

@Matthew WrightHands Down - Houston would be my preference - And specifically I would recommend checking out The Woodlands - it is an amazing place to live - I have spent time in both cities  (and actually quite a few summers in Maine) - Dallas is the southern extension of the Great Plains and nothing more than a slightly warmer version of Nebraska, Kansas or Oklahoma - about halfway between Dallas and Houston you pass through an obvious change - more green in the winter, pine forests, etc - as others have said, Dallas is actually hotter in the summer than Houston, though less humid...

I bought a house built in 1928 and it had pine floors.

I went to a friends studio so I could have all the gear the guys wanted.. they were easy to talk to . and really nothing earth shattering just my life history  .. and if folks thinks that's interesting well I guess I am flattered to the extreme My mom inherited 40 acres of pine woods near the Ozarks in AR.
