If there are things that need fixed, it’s the LAIC’s responsibility to fix them, if the owner doesn’t.

No more messing around.If they get out without issue, fix and clean whatever was done and thank your lucky stars you got out with minimal problems.

If you want to fix and flip, find that person and repeat what works. 

If my Toyota needs transmission work, all I care about is whether my mechanic understands Toyota transmissions and how many of them he has fixed before.

You might find that installing a mini-split system, properly insulating, and ensuring the finishes match the main home’s quality will make a difference in how the appraiser views it.

Have you thought of which states  you will invest in and also the strategy like BRRRR or fix and flip or STR?

Often times this commission is a percentage, but if the value of the property is LOW, the commission could be a fixed dollar amount.
