What type of marketing would you do ?

Happy to connect and work with anyone trying to expand their business.I am working on building an industrial portfolio of my own - consistently searching and analyzing deals.My main market is Southern California, but I am slowly expanding my lens across the US.Ronald Rhode and Chad Griffiths are the best content creators in the space hands down. 

It may take 1-2 years and by the end you will have forced some appreciation from the renovations but also got some natural appreciation from the market.

A sellers market in general.

Planning to sell my property in vegas, just wanted a second opinion on if these are typical, fair costs in today's market.

Coach's that are successful make a ton of dough no doubt.. especially those with mass marketing and funnels to the big events.

Our portfolio currently cash flows, but cash flow isn’t our top priority right now since we plan to use this portfolio to supplement our retirement in 12 years when I leave the Army.My biggest challenge is committing to an out-of-state market.

It is still a seller's market in many geographic locations, so you can ask potential buyers for an extended closing period and/or with options to extend the closing period. 

It feels a little feminine to me, which is fine if you are going after that market segment. 

However, there is a specific deal Which I find hard to understand the ARV for.It is a Single Family Home, 2 Bedroom 1 Bathroom, 850 SQFT.These two comps have a price gap I find hard to understand, even when considering the difference in renovation level.If anyone knows this market well enough to understand the cause of this difference, and if it might be due to an issue with the location, or if there is anything I am missing.Comp 1 - 1011 Elm Street, Burlington, NC, 27217 (120K)Comp 2 - 1109 Walnut Street, Burlington, NC, 27217 (120K)Comp 3 - 1505 N Park Ave, Burlington, NC, 27217 (180K)Thank you!
