One of my HOAs, the master fire/liability policy was +15% this year (likely the max the state approved), the earthquake was +165%, and my personal landlord policy got non-renewed as the carrier left the state. 20+ carriers refused to write a new policy.

I feel like I can't protect against a situation where I get sued (e.g. someone slips and falls) and they "only" choose to go after the liability insurance on the property's policy, leaving the umbrella policy to pickup anything above/beyond the liability from the STR property.
