If you can identigy a technician that works with integrity, is of good moral character and honor it should not cost you much to make sure things remain running smoothly. 

I would say if all mechanical systems are working, there's no leaks, and some sense of integrity in performing the work: then someone could potentially be ok not completing all the fixes required to make a place market ready and rent for cheaper.

I am currently using Quick Books Online, which is great for the overall financials of the company, but I would like something that integrates the tools needed for CRE investing, partnerships and syndications. 

You will have attrition even with an amazing post-merger integration plan. 

I don't want to rely on the tenants so we would be integrating that into the on site maintenance program (it's a 166 unit with two on site staff maintenance techs so we could do that easily).

I have installed their video intercom system in 2 commercial buildings in NY, it integrate with any type of door strike or magnetic lock, and the video quality is amazing. it doesn't require any phone line or data connection.

I automatically get notified of this and can look and revise as needed, but it’s already there.From what I’ve read, Appfolio has nothing that will integrate with it for this.
