Starting with section 8

The quick good/bad of Section 8:- S8 tenants tend to be rougher on the property (but not always)- Paperwork/inspections/etc. can be burdensome and tough to navigate (especially initially)- People often think FMR rates are guarantee rental rates but that's not the case- Usually the rent isn't 100% subsidized and a lot of people don't realize this- S8 tenants tend to stay a lot longer than cash tenants- Obviously, the guaranteed rent portionOverall, I'm neutral on the program.

Your note would be $650k so you’d be receiving $45,500 in interest annually initially, and paying out $13,500, so net to you is $32,000 annually in interest.

I retired from Section 8 after 20 years and I can't believe this is happening....

I see firsthand how crucial it is for owners to stay vigilant and informed about how their rent is calculated—both during initial lease-ups and at the time of rent increases.I can’t believe this is happening, but I’m here to ensure you receive the rent you truly deserve.
