That is true you cannot roll them in on a purchase however there are ways around it like increasing the price and indirectly ask for the difference in price increase as a seller closing credit which in effect is "rolling," into the purchase for your closing costs and prepaids.Down payment - can never be rolled into the close.I am sure there are ways around it but that would require me to put on the investor cap and take off the loan officer cap.

Unfortunately, as has been pointed out, there can be no direct or indirect benefit between the plan and what is referred to as a disqualified party (you, family, fiduciaries to the plan, etc).

That said, you should be aware that the IRS language refers to any "direct or indirect benefit" between the plan and a disqualified party, and that is a pretty broad criteria.

While it is possible to joint venture between and IRA an a disqualified party such as yourself, there can be no direct or indirect benefit between either party and the other.You can have a clean transaction where each party covers its own share of expenses and receives its own share of profits, and still create an indirect benefit.
