Ken,I know you are new to the Real Estate Investment business & I am sorry you were less than impressed by Holton-Wise & how we operate but I need to clarify a few things for you as well as the other members of BP who are reading this as your interpretation of the transaction is a little misguided.

It sounds like you have quite an impressive background in RE. 

WEC has created work arounds - and because the facility is so spectacular - yet still affordable, they are booking all kinds of events throughout the year - concerts, dog shows, horse events in other disciplines, holiday open houses and markets, impressive calendar. 

@Sunny Burns is even more impressive and was on the BP podcast way back when. 

Extremely impressed with his knowledge and highly recommend looking into working with him.

I'm completely impressed with Jacksonville and have been researching this market since 2019. 

If you can get it even Mortgage+HOA/Rent that will be impressive and if your credit checks out you will definitely have solid cash out options.

If you don't do the homework, you will give them the impression you may not be up to doing the homework with real estate investing.
